Eclectic lets mirror modern mix at town’s key trading estate

A specialist food wholesaler, a cycle shop, a sandwich supplier and a light industrial operator are all confirmed as occupiers at the Moreton Hall Trading Estate in Bury St Edmunds now that leases have been signed, says agent Barker Storey Matthews.

The four Bury St Edmunds businesses have all taken units on Chamberlayne Road at the town’s popular trading estate.

South African food wholesaler and supplier, Saffa’s Delight has signed a 10 year lease on a 181.03 sq m (1,949 sq ft) unit.  Cycle King – who had occupied Unit 14 on a temporary basis since fire destroyed its premises on Angel Hill in the town last year (2017) – committed to a year long lease at the 243.7 sq m (2,622 sq ft) unit.  Hamper’s Sandwich Shop has 98.94 sq m (1,065 sq ft) premises at Unit 19 on a ten year lease and light industrial occupier, Made Good Light Ltd has taken a five year lease on Unit 17 which is an open plan workshop with offices of 265.48 sq m (2,858 sq ft).

Agent Barker Storey Matthews - who acted for the landlord in the letting of the four units - believes that the take-up in space at Moreton Hall Trading Estate is due to a number of factors.

Steven Mudd of the agent’s Bury St Edmunds office oversaw the letting instructions and he explains, “Allocated parking at units on the estate is a big attraction for occupiers - especially those who have a direct retail relationship with their customers, setting aside ease of access for supplier delivery loading and unloading.

“Added to this, costs at the Moreton Hall Trading Estate are more competitive per square foot than retail units in the town centre.

“Refurbished units on the Estate have seen almost instant interest on marketing and we will have one remaining unit on Chamberlayne Road on which we are instructed coming onstream to let later this year.”
