Valuations
Valuation work has become increasingly important over the past few years
and is necessary for a variety of reasons including property acquisition,
company accounts, divorce, probate, disposal and for loan purposes. As
Chartered Surveyors, the company adheres to the Appraisal & Valuation
Manual of The Royal Institution of Chartered Surveyors, a requirement
for most institutional clients as a condition of instruction.
We provide valuations for virtually every style and type of property including
industrial starter units, office buildings, shop property, garages and
filling stations, marinas, leisure facilities, garden centres, residential
property, pubs, hotels and guest houses.
With
the added complexity of lease terms, lease renewals and rent reviews require
a thorough understanding of terminology and extensive market knowledge.
We will interpret leases and evaluate market conditions to advise both
landlords and tenants. We also regularly prepare submissions for arbitration
and also act as arbitrators when appointed by third parties.
We
provide a comprehensive rating service to our clients and regularly obtain
significant reductions in rating assessments. With the changes in legislation
relating to business rates in recent years it has become an even more
specialist area where expert knowledge is required. In almost all cases
we act on a performance related basis and never ask clients for advance
fees.
We
provide surveys of commercial and industrial properties across the region.
These can be for acquisitions, refurbishment, loan purposes, rectification
of specific faults or dilapidations on lease terminations. Our service
is efficient and thorough and is supported by the supervision of building
works.
We continue to advise clients in connection with land and property acquisition
by statutory authorities wishing to carry out public works. The subject
of compulsory purchase is complex and we have Chartered Surveyors who
specialise in this field of work, having gained a thorough knowledge through
