The strategically located 56 acre business park, which is being developed by The Churchmanor Estates Company plc in a joint venture partnership with landowner Rougham Estates, is adjacent to junction 45 of the A14 and can already be accessed in part from the existing public highway. Plots are available for offices, industrial facilities, showrooms and other roadside uses.

The Suffolk Business Park is located next to the 114-acre commercial site owned by Taylor Wimpey. Churchmanor Estates has worked co-operatively with St Edmundsbury Borough Council and Taylor Wimpey over the last 6 years, playing an active role in advancing the construction of the ERR. The road is due to be completed during spring 2017 and will connect the A14 at the Rougham Interchange with the Moreton Hall industrial estate.
