The first speculative industrial development in Huntingdon for almost a decade has attracted high levels of interest in commercial property to let in Huntingdon. All six units on one part are either sold, let or under offer ahead of schedule and its companion development is also registering strong occupier interest.

Confirmation of the success of Falcon Court, Hinchingbrooke Business Park comes from Barker Storey Matthews who is the sole agent for the development which is due for completion in October. It also has sole agency status on the companion development on the Park called Kingfisher Court - which is due for completion in December 2017. Both are being developed by Barnack Estates.

The Falcon Court development is set on approximately 1.2 acres, and the units range in size from 192.5 sq m (2,072 sq ft) to 903.5 sq m (9,717 sq ft). The units sold achieved figures close to the asking price in the region of £110 to £115 psf. The two let units achieved rental values of £8 psf, confirms the agent.

Developed on a 1.1-acre site, rents at the Kingfisher Court units range from £12,500 to £20,750 pax. All units have high-quality offices and allocated private parking.

Of the eight units at Kingfisher Court, three units are currently under offer, with firm interest in the remaining units.

Richard Adam of Barker Storey Matthews' Huntingdon office is urging any potential occupiers interested in Kingfisher Court to act sooner rather than later.

He says, "Falcon Court has been a great success and Kingfisher Court is hot on its heels.

Speculative industrial development is making a welcome return to the part of Cambridgeshire clustered around the Huntingdon area.

Its return is a testament to the current prosperity of the area and also an indication of developer-investor confidence in the area's future."
