July Court is a proposed new office scheme located on Willie Snaith Road in the heart of the town’s commercial district and close to the new Tesco Extra. There is excellent access to both the town centre (1.5 miles) and junction 37 of the A14 (0.5 miles).
The scheme is available on a pre-let or pre-sale basis and comprises two self-contained buildings of around 8,600 sq ft and 9,600 sq ft. The buildings can be delivered within approximately eight months from agreement.
Whilst July Court benefits from planning consent for offices, the buildings could equally suit other uses, subject to the necessary planning permissions. The ground floor, for example could be designed for light industrial or R&D use with loading doors, solid floors and high ceilings. Alternatively, the buildings could be ideal for a veterinary practice, surgery, or educational type uses, especially given their prominence to Willie Snaith Road.
Ben Green, Director at Barker Storey Matthews commented, “July Court offers a unique opportunity for a company to acquire a new building and influence the design in order to meet their own specific requirements. Newmarket commands a strategic location within East Anglia with excellent road connections via the A14, M11 and A11. The buildings provide an ideal regional headquarters, or would equally suit a locally based company or organisation seeking new, high quality premises”.
