Parkway 5 is situated in a prominent location at the junction of Padholme Road East and Vicarage Farm Road and when fully developed Phase I of the scheme will total in excess of 23,000 sq ft of high quality new space in 7 units ranging in size from 2,500 sq ft. The estimated investment will be around £1.75m. Planning has been sought for light industrial, warehouse and distribution uses but it is envisaged that some units will be occupied by trade counter operators with a quasi-retail function.
When fully occupied it is anticipated that the site will employ between 20-30 people.
The scheme has been designed around a central courtyard for ease of access and parking and to make the most of the prominent road frontage. Anglian Water and National Grid remain in occupation of adjacent sites and are unaffected by the scheme.
With other occupiers on Eastern Parkway including Homebase, Halfords, Travis Perkins, JTF Wholesale, Newey & Eyre and Keyline, it is anticipated that the scheme will be well received by the market. Barker Storey Matthews' Peterborough office report that already detailed discussions are on-going with two national companies. Units are available on a freehold or leasehold basis.
Phase II will depend on the long term intentions of Anglian Water, the leaseholder of the western part of the site.
