This month (April) sees the second phase of development at Eagle Business Park on Broadway, Yaxley launch twelve new industrial units for sale whose purpose built specification would suit start-ups and SMEs as tenant occupiers, according to Barker Storey Matthews (now part of Eddisons).

With the first business unit already reserved, Prosper Court on Harrier Way at Eagle Business Park is a set of industrial units from 60 sq m (645 sq ft) to 75 sq m (805 sq ft) for sale at a starting price of £113,000. All the units have a nil rateable value for qualifying business occupiers.

 The twelve units at Prosper Court are in a formation of two terraced blocks of six and are of steel frame portal construction. Each unit has a small office and a cloakroom and two dedicated car parking spaces.

 All units have electric loading doors, LED lighting and ducting to access high speed broadband connections.

 Eagle Business Park, Yaxley is now a well established industrial, trade counter and showroom commercial location in the Eastern region. It is located three miles, approximately, from Junction 16 of the A1(M) at Norman Cross and with Peterborough city centre just two miles to the north east of the development, the city’s Parkway system is accessible too.

 The units at Prosper Court are the latest initiative of Eagle Business Park’s developer, Barnack Estates UK Ltd for whom Barker Storey Matthews acts as the sole agent across the park.

 In presenting the units to potential investor purchasers or owner occupiers, both developer and agent are keen to point out the benefits of Prosper Court’s specification to tenants in the start-up and SME business sector.

 Pointing to a recently published report by Inform Direct Review of Company Formations with data sourced through the Office of National Statistics (ONS) and Companies House, Barker Storey Matthews believes the developer has brought forward Prosper Court at a prime time.
