In acting for the vendor, the instruction saw agent Barker Storey Matthews marketing the site - which extends to 0.193 hectares (0.478 acres) - on Luke Street, Eynesbury as a prime residential property development opportunity, in addition to the refurbishment of the existing two-storey house fronting the site.
The site was sold with the benefit of formal pre-planning application guidance - which the agent had sought from the local authority - for up to five dwellings across the whole site.
The purchaser, Cambridge developer HC Moss (Builders) Ltd, obtained planning approval from the local authority last month (September) to build three detached bungalows and one detached, two-storey house - to the rear of the site. The existing house will be extensively refurbished and modernised.
The site was sold by informal tender and while the final sale price remains client confidential, Barker Storey Matthews confirms a price in excess of over half million pounds was achieved.
Work is set to begin on site in the new year.
