That’s the view of property agency Barker Storey Matthews whose latest industrial instruction to let in the Norfolk market town are premises at Burrell Way Trade Park which is half a mile away from the A11 Thetford bypass.
Barker Storey Matthews confirms that it has let all its light industrial unit instructions between 1,000 sq ft and 2,500 sq ft. It's most recent letting in Thetford, a 1,624 sq ft unit at the town’s Brunel Business Court which is one mile from the A11 – achieved in excess of £5 psf.
The latest instruction, Unit 5a Burrell Way Trade Park, is a 1,672 sq m (17,999 sq ft) detached trade counter/warehouse unit. It is has a prominent position at the entrance to the Trade Park and is set within a secure, self-contained yard with parking. The estate is opposite the town’s Forest Retail Park and other estate occupiers include Screwfix and Howden Joinery.
In pointing to Thetford’s appeal to industrial operators, Steven Mudd of Barker Storey Matthews’ Bury St Edmunds office, references lease terms. He says, “Lease terms of small, light industrial premises used to be circa three years but most recent lettings in this sector have been for five to ten years on any premises smaller than 2,500 sq ft.
